Start of the rental agreement
There are 2 types of rental agreements:
• Indefinite period; a notice period of one full calendar month applies.
• Fixed term: this rental agreement is entered into for a fixed period of one year, and the end date is stated in the agreement. Do you wish to enter into the agreement for a period shorter than a year? Then you pay a monthly surcharge of €25.00.
A rental agreement starts on the 1st or 15th/16th of the month. No distinction is made here between agreements for a fixed or indefinite period.
Linen package
If you choose a furnished room, you must purchase a linen package.
Paying the rent
You must ensure that the rent is paid before the first of the month. This means that you always pay in advance. Please take into account the processing time of the bank or credit card company. If you do not pay on time, we will send a payment reminder by email. If the amount has not been received after 14 days, we will charge a collection fee of €40.00. If payment is still not received, the case will be handed over to a bailiff, which entails high costs.
You can pay in various ways. The easiest and free option is a monthly bank transfer. Of course, you can also choose to pay the rent online via iDEAL. Kamerbemiddeling Tilburg also accepts credit cards. Cash payments are not possible.
Problems or complaints
If you experience problems in the rented accommodation, you must always report this to us in writing. Kamerbemiddeling Tilburg must always consult with the landlord before taking action. After consultation and/or agreement, a company or handyman will resolve the problem. Please bear in mind, however, that this always involves a third party, and that Kamerbemiddeling Tilburg and the landlord are dependent on the company's schedule.
End of the rental agreement.
• Indefinite period
When you wish to vacate the accommodation, you must terminate the agreement monthly. Notice of termination must always be given in writing before the first of the month. This also applies if your agreement commenced on the 15th of the month. You must take into account a notice period of 1 calendar month.
• Fixed term
You do not need to terminate your agreement. It ends automatically on the agreed date. Towards the end of the agreement, we will inform you about the course of events and the possibility of continuing the agreement for an indefinite period.
Early termination of the rental agreement
It may happen that you wish to terminate the agreement early; this is permitted in the following cases:
- Death or illness of the tenant
- Unforeseen cancellation of a visa or residence permit
We apply a notice period of one full calendar month for this.
Should the above circumstances not apply, do you still wish to terminate the agreement early? In some cases, this is possible if you propose a new tenant. A number of conditions apply to this:
- The new tenant must be a student
- Transferring a housemate is excluded from this arrangement
- The candidate enters into a new rental agreement for a new fixed period and therefore not for the remaining term of your agreement.
A request for early termination must always be made in writing via info@kamerbemiddelingtilburg.nl. In all cases of early termination, a penalty of € 250.00 will be charged.
Final Inspection
It is important that you schedule a final inspection. This inspection takes place on the last day you stay in the accommodation. An employee of Kamerbemiddeling Tilburg will visit the accommodation to check for any damage, the presence of keys, and whether all personal belongings have been removed from the property. It is not permitted to place waste and/or furniture in the garden or storage shed. If you have rented a furnished room, the furniture must naturally remain in the room.
Additionally, we ask you to remove all food items, cutlery, and other belongings from the kitchen.
If you have purchased a linen package, you must take it with you or dispose of it yourself for hygienic reasons.
Refund of Security Deposit
To refund the security deposit, we require the following information from you:
• Proof of deregistration or change of address with the Municipality of Tilburg (can be arranged 30 days prior to your departure via www.tilburg.nl)
• IBAN account number to which the security deposit may be paid. Any payment arrears and/or defects discovered during the final inspection will be offset against the security deposit. This will be returned to you within 2 weeks.
